Are We A Discount Real Estate Broker?

Coldwell Banker Realty is not a discount Real Estate Broker such as Redfin.  We are a full-service luxury realty brand who always gives exceptional service.  So, our commission standards reflect that when listing a home.  However, commissions are always negotiable between the seller, and even the buyer. 

There actually is not one industry-wide "standard commission fee" for buying and selling a home.  Yet, Dallas REALTORS® and abroad in all parts of the United States consider 3% commission for buyer agents, and 3% commission for seller agents the average fee.  Sometimes the Real Estate Agents at my office including myself will give commission discounts to sellers and buyers.  For example, if a client is a builder who has multiple homes to sell, repeat clients, or if we are hired to both list a home and help find a new home to purchase.  In these situations, we are more than happy to discuss reducing commissions.  This doesn’t mean we are a discount REALTOR® or Discount Real Estate Broker, but we are negotiable depending upon the situation. 

Coldwell Banker has been servicing the real estate market for over 115 years.  They fully understand there is a lot of competition in the market, and many types of real estate brokerage business models.  So, we do have some commission fee standards.  We will never be a flat fee brokerage who charges a set fee for a home that is listed.  Some Flat Fee Brokerages, and Discount Real Estate Brokers in Dallas charge 1% or as little as $3,000 for full-service listing services.  However, that level of service will be different.  When listing a home for sale I personally spend thousands of dollars on the marketing.  Upwards of $5,000 for most listings.  There is no possible way a Brokerage who is charging a few thousand dollars per listing is able to give you the same level of experience.   

The Dallas Real Estate Market is hot, but selling a home takes a lot of time and effort.  Some homeowners are okay with limited service when listing a home.  Those a lot of times sit on the MLS for a much longer time or expire.  Many homeowners want full-service marketing of their home, and want to use Coldwell Banker's unparalleled marketing tools like Listing Concierge to promote their home on CBS TV, 925+ major real estate websites, in D Magazine, Facebook Ads, Youtube, creating a personalized marketing campaign, sending out mailers, converting their listing in over 18 different languages, and so much more!  Every Licensed REALTOR® in DFW should want to give you this experience or achieve to.  Many discount brokerages make their money by doing quantity not quality.  They are interested is listing as many homes as possible for the bare minimum cost.
