It’s a bird. It’s a plane. It’s a Seller's Market!
Inventory is still at record lows! While home interest rates are still at record lows! Even after a slight uptick last week in rates. They are still hovering around 2.5% for a 30-year fixed. This means that we will be in a Sellers' Market as long as this lasts. So, homebuyers better get ready for a bumpy ride!
Experts predict that this market will last all through 2021. Some project that this market could last well into 2022. We are back to the kind of market that we had from 2012-2017. Which was after coming out of the Housing Market Crash of 2008!
In 2012 the housing market in Dallas starting to go up before peaking in 2017. Then interest rates started to rise, and we all know the rest of the story. COVID happened, everyone was talking of a Recession, etc.
So, if you are a homeowner with a rental property or second home, then now might be the time to take advantage of the equity. If you wait a year or two then you may miss the opportunity to cash in on some big bucks! Now is the time to put a For Sale Sign in the yard if you want multiple offers. Driving the price up! No one can ever predict the future. Talking to a Top Dallas Real Estate Agent such as myself about a plan of action is a smart thing to be thinking about right now.
Who would have ever thought that the market would be so red hot right now? Especially, with everything happening from COVID, but markets adapt quickly. Also, the housing market tends to shift every 4 years. We just can out of a 4-year cycle. Someone could probably safely say this Sellers' Market will last for 4 years, but I always say to act in the now. No one knows what might happen.
Currently, we are dealing with a very interesting market where a lot of homeowners didn’t list their home last year. Tho they had plans to. Many of them want to wait till COVID is 100% wiped out. Who knows when that could end? So, inventory is bare bones. Buyers are in multiple situations on almost every home they want to buy. A lot of them settling on a home that they don't love. They are almost forced to find something in a desperate situation. Many being families who are relocating for a job. A home is a necessity for them.
We all know buying a home is one of the most stressful times in your life. Next to planning a wedding or having a baby. That is what your Dallas Real Estate Agent is for. To guide you through the process, but even now it is challenging for us! We have to suit up, and get ready to go to battle for our clients!
There is only so much we can do when there is no inventory. Sure, we can get you pre-approved for a loan. No problem. Finding you an actual home that you love is another matter.
Now don't get me wrong. We are still in the middle of Winter. Inventory is always low right now. The Spring Season, and Summer Season will bare more fruit...hopefully. We are in a Seller’s Market. Where acting quick or being willing to wait for the right home to come to the market is the only thing we can do. Unfortunately, I can’t control the market.
2021 is going to be a wild one. I don’t think any REALTOR ® in Dallas can deny that. It already is off to an amazing start. Call me for all your buying, and selling needs!
